WHAT TO EXPECT
Building a custom home is the most involved project a Flagstaff homeowner can take on. Every decision, from the lot itself to the last light fixture, runs through you and your builder. Flagstaff’s elevation, snow load requirements, frost depth, and Coconino County permitting process all shape what a design can actually become, and a builder without deep local experience will discover those constraints the expensive way, mid-construction.
Barden approaches every custom home as a true design-build project. One team carries the home from site evaluation and land assessment through architectural design, permitting, construction, and the final walkthrough. Your in-house designer at Elevation Design Center works through every material, finish, and layout decision before a fixed contract price is set, so the number you sign reflects real subcontractor bids on a fully designed home, not a rough early estimate.
Custom homes built by Barden in Flagstaff typically run 14 to 18 months from first consultation to move-in. That includes roughly 4-5 months of design and permitting, much of which runs concurrently, followed by approximately 10-12 months of active construction depending on square footage, site conditions, and finish level.

Every structural and material decision made with our in-house team before the fixed price is set..
03
Barden handles all permits with the City of Flagstaff or Coconino County, running alongside subcontractor bidding.
04
Once every decision is made and subcontractors have submitted real bids, we set a fixed contract price. This is the number that holds, and it is why our projects finish within 3 to 5 percent of what we quote.
05
One project manager coordinates every trade, from foundation to framing to final finish, so nothing falls through the cracks between subcontractors. Every stage of the build is documented in your unique Buildertrend portal.

Investment
Custom home builds with Barden start between $500 and $600 per square foot of livable space. Where your project lands in that range depends on finish level, site conditions, and design complexity. Because pricing is based on livable square footage, garage space is handled separately and scales with the size of the home:
Homes under 1,500 square feet start at $500 to $600 per square foot of livable space, with the garage priced separately. Homeowners building in this size range should budget approximately $75,000 in addition to the per-square-foot price if an attached garage is part of the plan.
Homes between 1,500 and 3,000 square feet also start at $500 to $600 per square foot of livable space, and that price includes an attached 2-car garage.
Homes over 3,000 square feet follow the same $500 to $600 per square foot starting range, and that price includes an attached 3-car garage

process
Most of the complexity in a home addition is resolved before construction starts. Here is the full sequence from your first conversation to a finished addition.
FREE · NO OBLIGATION
We start with an honest conversation about your goals, your home, and your budget. We give you a general investment range based on your project scope so you have a clear picture of what you are working with before design begins. Most home addition projects move to a design agreement within one to two weeks of this conversation.
4–8 WEEKS
Your in-house designer works with you to resolve every structural and finish decision before construction begins, including foundation approach, framing plan, roofline integration, plumbing and mechanical scope, electrical plan, insulation, and all interior finishes. The fixed contract price is set only after this phase is complete and all subcontractors have submitted their bids.
Fixed Contract Acceptance
Once design is complete and all subcontractors have submitted bids, you receive your fixed contract price covering all labor, materials, permitting, and project management. You review everything, ask any remaining questions, and sign when you are confident. Construction begins from there.
4-8 Weeks
Barden submits for all required permits with the City of Flagstaff or Coconino County once design is complete. Permitting typically runs concurrently with subcontractor bidding so it does not add to the overall timeline in most projects.
8–10 WEEKS
Construction begins with a signed fixed-price contract and a detailed schedule. Your project manager coordinates all subcontractors, manages the sequence, and updates your BuilderTrend portal weekly with photos and schedule information. The existing home remains livable throughout construction in the large majority of addition projects.
PROJECT CLOSE
We walk through every detail together before calling the addition complete. Punch list items are resolved before closeout, and warranty coverage begins at completion.
Every project on this page was designed by our in-house team and built to a fixed contract price. Most came in within 1-2% of the original contract number.

COMMON QUESTIONS
Barden’s custom homes start between $500 and $600 per square foot of livable space. Homes under 1,500 square feet do not include a garage in that starting price, so homeowners should budget approximately $75,000 more for an attached garage. Homes between 1,500 and 3,000 square feet include an attached 2-car garage at that same starting price, and homes over 3,000 square feet include an attached 3-car garage. A fixed contract price is set only after your complete design is finished and every subcontractor has submitted real bids.
Garage space is priced differently than living space, and on a smaller home a standard garage represents a larger share of total square footage and cost. For homes under 1,500 square feet, we quote the garage separately, typically an additional $75,000, so the per-square-foot living space price stays consistent and easy to compare across every home size.
From first consultation to move-in, most custom homes with Barden take 16 to 18 months. That includes about 6 months of design and Coconino County permitting, which run largely at the same time, followed by roughly 12 months of active construction.
Both. Most clients come to us with land they already own in Flagstaff or elsewhere in Coconino County, and we start with a full site evaluation covering soil, elevation, and access before design begins. If you do not yet have land, we can help you evaluate potential lots as part of your initial consultation.
The fixed contract price includes design, all permitting coordination, project management from a single point of contact, all labor and materials specified in your design, and the garage inclusion that matches your home’s size tier. Nothing is added once construction begins unless you request a change.
EXCELLENT Based on 109 reviews Posted on Google Mike CunninghamTrustindex verifies that the original source of the review is Google. My experience with Barden Home Builders is from the standpoint of one of their trade sub-contractors. Every job is clean, well organized, and ready for us to do our work. Their jobsites are well managed. I cannot overstate how important that is to help us do a good job for the homeowner.Posted on Google Jacob LesandriniTrustindex verifies that the original source of the review is Google. We bought in 2023, and we love our house, but it only had one bathroom and we are four humans (and two dogs). In addition to this, the bedroom was always disproportionately larger with respect to the house as a whole. We were not sure what we wanted to do, but we started to do some research and poking around. We were lucky enough to find Barden Home Builders. From start to finish, we always understood what was happening. When we had questions, it was super easy to reach out - it didn't matter what questions we had. What we appreciated the most was how Barden asked us what our budget was - the specific dollar amount - and they then designed our project to meet our needs and be on budget. They met the budget and also the time-line. We love the new bathroom and walk-in closet that connects to our bedroom. It's hard to remember what it was like before - two bathrooms have reduced the overall conflict in our house! Beyond this, everyone who came into our house or did work on our property was kind and respectful. We got to know several folks pretty well, and our kids and dogs have definitely missed Barden since they finished up. The next time we have a project that is beyond our reach, Barden is our first call. Our kids/dogs miss them! And I know it will be quality work.Posted on Google Amy MaisTrustindex verifies that the original source of the review is Google. Barden Home Builders completed an extensive exterior restoration and renovation of our home outside of Flagstaff, Arizona. The project included replacing and installing new siding, new stucco, as well as painting and staining the exterior walls. Extensive work was also required on a large three car garage and detached shed. We also replaced and added a new gutter system better designed to keep water off the fascia and a new roof. From beginning to end, the Barden team was a class act. Every single detail was covered and implemented in a very timely fashion. The communication was outstanding. The completed project exceeded our expectations. We would give Barden our highest recommendation.Posted on Google Jesse CollierTrustindex verifies that the original source of the review is Google.
